What building here actually involves
Big Sky work is governed by two things the valley does not have to think about: snow and season. The design ground snow load at Big Sky elevations is dramatically higher than in Bozeman, and every structural element from a deck joist to a ridge beam is sized against it. A deck built to a valley span table will not hold.
The season is the other constraint. Excavation, foundation and dry-in work has a window, and we will not start a foundation in October and hope. Projects here are scheduled backwards from the dry-in date.
Most Big Sky subdivisions also have an architectural committee or design review process covering exterior materials, colours, roof forms and lighting. That approval runs alongside the building permit and takes its own time.
