Roughly an hour in any direction

Our shop sits on Griffin Drive in Bozeman. We work anywhere we can reach a site, deliver material and get a crew back to the shop in a working day. That is six towns and the county ground between them, and we would rather say no than stretch it.

Bozeman

Our home ground. Half our work sits inside the city limits, and a good share of it in the pre-1940 core.

Frost depth: 36 inches minimum in town, 42 inches on exposed sites and higher benches.
Conservation overlay: Exterior changes in the NCOD need a Certificate of Appropriateness before the building permit.

Belgrade

Newer stock, bigger lots, and the highest share of basement finishes and additions we do anywhere.

Frost depth: 36 inches minimum. Valley floor soils are generally good for standard footings.
Basement stock: Most houses have full basements, usually roughed but unfinished.

County jurisdiction, acreage lots, wells and septic. A different set of constraints from in-town work.

Jurisdiction: Gallatin County Building Department, not a city department.
Septic bedroom count: Adding a bedroom may require a septic evaluation or expansion. Confirm before design.

Gallatin and Madison Counties · Gallatin or Madison County, plus applicable design review

High elevation, high snow load, a short exterior season and design review on most properties.

Snow load: Substantially higher than the valley. Every span and footing is sized to the local design figure.
Exterior season: Foundation and dry-in work is scheduled against the weather window, not the calendar.

Livingston

Park County · City of Livingston Building Department

The oldest housing we work on, and the most rewarding. Also the windiest job sites in Montana.

Foundations: Rubble, brick and early poured foundations are common and often need assessment or underpinning.
Wind: High sustained winds affect siding, window and porch roof design, and exterior scheduling.

Small-town cores and working farmsteads. Two very different kinds of project in one service area.

Two jurisdictions: Town of Manhattan inside the limits, Gallatin County outside. Confirm the address first.
Well and septic: Properties outside town carry the same bedroom-count and capacity constraints as Four Corners.
