Renovation in Belgrade
Newer stock, bigger lots, and the highest share of basement finishes and additions we do anywhere.
What building here actually involves
Belgrade houses are mostly newer than Bozeman's, which changes the work. Instead of knob-and-tube and galvanized pipe, we are dealing with 1990s and 2000s construction: adequate but undersized panels, unfinished basements that were framed but never completed, engineered floor trusses, and vinyl windows reaching the end of their service life.
The lots are larger, which makes additions and detached shop buildings far more practical than they are on a tight in-town lot. It also means excavator access is rarely a problem, so foundation work moves faster and costs less.
The most common project here is a basement finish with two bedrooms and a bathroom, which brings egress cutting, below-slab drainage and a service capacity check into almost every job.
Local constraints
Four things that are specific to Belgrade
Frost depth
36 inches minimum. Valley floor soils are generally good for standard footings.
Basement stock
Most houses have full basements, usually roughed but unfinished.
Panel capacity
125 and 150 amp panels are common and frequently full before a basement is added.
Lot access
Wider lots mean easier excavation and material staging than in-town Bozeman.
Housing stock
1990s and 2000s ranches and two-storeys, some older farmhouses on the edges
